TIP ONE: Instruct a Solicitor Early

For buyers, have your deposit, proof of funds and mortgage agreement in principle ready. The strongest offers are built on certainty and once your offer is accepted, the legal process can begin immediately. For sellers, instructing a solicitor before your property goes to market helps set the pace for everything that follows.

TIP TWO: Complete Your Forms Promptly

Sellers should complete property information and fixtures and fittings forms as soon as possible. Buyers should be prepared to complete all solicitor paperwork and order searches without delay. Both parties should also have identification documents ready for compliance checks. Delays at this stage can have a knock-on effect throughout the chain.

TIP THREE: Provide Certificates and Guarantees

Planning permissions, building regulations certificates, warranties and guarantees should be provided at the earliest opportunity. Having these documents readily available can significantly reduce enquiries and help maintain momentum.
