The rental landscape is changing. With the Renters Reform Bill on the horizon and increasingly strict AML and PEP regulations now being applied to the lettings sector, landlords are facing a more regulated environment than ever before. These changes are likely to push out some of the less compliant or rogue agents, creating a market where doing things properly isn't just preferred - it's essential.
Average UK rents are 21% higher over the last 3 years and the rental market remains on track for rental inflation of 3-4% over 2025 (Zoopla). Although there have been improved mortgage rates in the past year, allowing some renters to considering purchasing a residence, we expect to continue to see strong demand for rental properties as home ownership will undoubtably remain out of reach for some, or not be their personal preference.
